EHS Realty Holdings: What is it?

EHS Realty Holdings, Inc. is a separate 501(c)(3) nonprofit, EIN 57-1185371, mailed at PO Box 116, Hardwick, MA, the same box Eagle Hill School itself uses. Its stated exempt purpose every year on its own Form 990 is simply “to hold parcels of real estate,” and its 2015 filing is more specific: it describes itself as “a supporting organization created to hold parcels of real estate for the Eagle Hill Foundation.”

2023 Form 990:

We OCR’d and read all thirteen of this entity’s Form 990 filings on file, 2003 through 2015. A few things stand out.

What we found in the 2003-2015 filings, October 2026

In Hardwick, EHS Realty Holdings holds direct title to exactly one parcel: 251 Old Petersham Road, Assessor’s parcel 024.0-0000-0008.0 (Assessor’s Map 24, Parcels 7 and 8), which it bought outright on July 17, 2003 with a same-day purchase-money mortgage. The Assessor’s own records carry this parcel as fully tax-exempt, “not taxable per MGL,” with an assessed value of $412,800 for FY25, up from $247,700 for FY14. A Worcester District Registry of Deeds search and a separate Eagle Hill School-commissioned engineering survey of the sewer force main both independently confirm this same ownership fact.

Beyond that one parcel, EHS Realty Holdings shows up repeatedly as a party on mortgages, discharges, and financing paperwork tied to other Eagle Hill-affiliated properties, including the main campus at 242 Old Petersham Road and parcels on Sessions Road. It isn’t a separate, unrelated landowner; it’s financially woven into Eagle Hill Foundation of Massachusetts, Inc.’s broader property holdings even where it doesn’t hold title itself.

The organization’s total assets declined steadily every year from 2003 to 2014, from $1,304,792 down to $488,668, after one large one-time drop between 2003 and 2004 that isn’t explained in the filings we reviewed. From 2004 onward, the decline runs close to $20,000 to $20,300 a year, every year, the signature of straight-line depreciation on a fixed asset base with no acquisitions or disposals in that entire eleven-year window. In other words, this looks like a holding entity sitting on one already-acquired property, not one actively buying or selling real estate.

The officers listed on the 2015 filing are Alden Bianchi (President), Peter Dawson (Treasurer), and Candace Alsop (Trustee). None of those three names overlap with any current or former Hardwick town official in our records.

What we haven’t confirmed: the exact legal basis for 251 Old Petersham Road’s full tax exemption under this specific owner, EHS Realty Holdings rather than Eagle Hill Foundation itself, hasn’t been checked against the Town’s exemption filing for that parcel. Related-entity ownership of exempt property is common and often entirely lawful, so this isn’t a claim of wrongdoing, just an open question we haven’t run down yet. We also don’t have a filing newer than 2015 for this entity; the 2004 transfer referenced in the Question 24A excerpt above comes from a different source and filing year than the rest of this summary, and we haven’t reconciled the two.
